Property Maintenance

Inspections -- Taylor & Mathis' property managers are trained to perform comprehensive property inspections with painstaking attention to detail. Any deficiencies identified, depending on the scope and cost, are either logged in to the work order system and completed promptly, or scheduled for future action and budgeted accordingly.

Preventive Maintenance -- As owner of numerous properties ourselves, we understand the benefits of spending money preventing problems rather than correcting them. As a result, we place a great deal of emphasis on preventive maintenance. Our PM programs use OEM specifications and BOMA standard routines; they include equipment codes and descriptions, indicates equipment locations by floor and note the scheduled completion date and frequency for each PM task. A work order is generated for each task and the assigned engineer must record the start and stop task times. This system allows us to store and track valuable data that can indicate problems and trends early in the process.

Contract Administration -- Taylor & Mathis typically subcontracts the following maintenance services: Janitorial; security; elevator maintenance; landscape maintenance; pest control; window washing; waste removal/recycling; parking garage operations; and millwork and metals maintenance. Our management teams closely monitor the work of all contract service providers to ensure that performance meets Taylor & Mathis standards, tenant expectations, and contract specifications. All vendors and subcontractors are evaluated on a regular basis with respect to quality and competitive pricing.

Purchasing – Our on-site management teams administer purchasing and inventory control programs to ensure that adequate levels of materials and supplies are maintained for proper maintenance and operation of each property. Vendor sources are maintained for all stock materials, such as water treatment chemicals, filters, lamps, ceiling tile, paint, paper supplies and electrical and plumbing supplies. Company-wide purchasing initiatives for subcontract services and bulk supplies are administered at the Taylor & Mathis corporate level to take advantage of economies of scale.
