Access
The Property is located at the northwest corner of the intersection of Lakeview Avenue and Flagler Drive. Direct access to the Property is provided by an entrance located off of Lakeview Avenue between the East and West Towers, which allows visitors to stop at the valet parking. The East Garage’s entrance/exit is located on Chase Street and the West Garage has two entrances/exits, one on Trinity Lane and the other on Lakeview Avenue.

Design
Phillips Point’s East Tower’s floors range in size from 25,836 rentable square feet on the second floor to 12,179 rentable square feet on the 13th (Club Penthouse) floor. The average floor size of Phillips Point’s West Tower’s twelve floors is 14,896 rentable square feet. The East tower offers two wet columns located near the floor’s core area and the West Tower offers one wet column. Average depth (core wall to curtain wall) per floor is 45 feet and mullion spacing averages five feet. Interior ceiling height (underside of standard ceiling system) averages nine feet. Each of these features allows for maximum design and space utilization efficiencies for Phillips Point’s East and West Tower tenants, and creates average BOMA rentable to usable ratios of 1.05 for full floor tenants.
The exterior walls feature distinctive pre-cast concrete panels finished with a rare pink quartz stone that makes an impressive architectural statement.
Phillips Point office complex was constructed in two phases. The 14-story East Office Tower, seven-story East Garage and the ground floor Promenade retail area were constructed in 1984 (completed in July 1985).
