ATLANTA –July 17, 2006 – Phase One construction is underway at Taylor & Mathis’ new, master-planned business services and distribution-park off Brogdon Road and Peachtree Industrial Boulevard in Gwinnett County. The 50-acre Suwanee Pointe Business Center will deliver 231,696 square feet of office and warehouse space to the market at the completion of Phase One in the Fourth Quarter of 2006.
Suwanee Pointe is strategically located in the heart of the Suwanee submarket, 2.2 miles from I-85 via the Lawrenceville Suwanee Road interchange. A heavily landscaped main parkway through the park will connect Brogdon Road and Peachtree Industrial Boulevard. In addition to Phase One, there are 27.8 acres available for build-to-suit sites within the master-planned park.
Phase One of Suwanee Point includes business park space in two buildings. Building 100 is a 125,725 square foot, front-loading building that is divisible to 13,000 square feet, and Building 200 is a 105,971 square foot, rear-loading building that is divisible to 5,700 square feet. Both buildings offer up to three dock-high doors per bay, truck courts and build-to-suit office and warehouse finishes.
“We designed Suwanee Pointe for small to medium sized tenants who typically don’t have access to outside storage or trailer parking without having to own or lease a free-standing facility,” said Walker Wellford, director of leasing for Taylor & Mathis’ Industrial Division. “ And due to our economies of scale, we’re able to deliver spaces with these amenities at very competitive pricing,” he added.
